Save Money On Your Mortgage

You’re already paying tens of thousands of dollars on a home; undoubtedly, you don’t want to spend several additional thousands on closing costs, interest rates, and other hidden costs.

Ways to save on your home mortgage aren’t immediately obvious, especially when you aren’t familiar with all the ways lenders tack costs into the total amount of the mortgage.

Use these tips for ways to save money on your home mortgage.

1 Make sure you are choosing the right type of home mortgage. When it comes to the total cost over the duration of the loan, the 30-year fixed-rate home mortgage is the most expensive, with one exception.

2 If you plan to live in your home for the length of the loan, it is the best home mortgage.

3 As you shop for mortgages, take into account how long you plan to be in your home. Let that length of time determine the type of mortgage you get.

4 For shorter periods of time, choose an adjustable rate mortgage, longer ones choose a fixed rate.

5 Negotiate with your lender.

There’s nothing wrong with asking your lender for a better interest rate or to eliminate some of the fees associated with the home mortgage.

Consider the fees for which the lender make no money: appraisal, inspection fees, processing fee, title fees, private mortgage insurance, and credit report fees.

Anything outside of these fees is fair game to be negotiated with the lender. Don’t hesitate to ask your lender to take away some of the unnecessary fees.

6 Make payments more frequently.

7 If you get paid on a bi-weekly basis, consider making bi-weekly home mortgage payments.

8 Each time you make an extra payment, even if it’s just one, it shortens the life of your loan. By making two payments a month instead of one, it takes you a little over 23 years to repay a 30-year fixed-rate mortgage.

9 Make extra payments.

Any extra payments you make toward your home mortgage go toward the principal of the loan.

So, the balance of the principal, rather than the interest, is reduced by any extra money you pay.

When you do this, you can reduce your home mortgage payment dramatically. Before you make extra payments, make sure your agreement did not include a cost for early repayment.

10 Avoid paying private mortgage insurance.

You are required to pay PMI when you make a down payment less than 20 percent of the amount of the loan.

The amount you pay in PMI could be used to make extra home mortgage payments or invested in a high yield investment account.

If you are already paying PMI, watch your equity closely and drop the insurance once you have 20 percent equity in your home.

There’s no sense in paying extra money in interest and other home mortgage costs unless you absolutely must.

By using just one or two of these methods you can save hundreds or even thousands of dollars in the total cost of your mortgage.

When you take steps to reduce your costs, make sure you aren’t decreasing one cost and increasing another simultaneously.

Hi,

I just wanted to make a quick update on the market in Southern Utah. The market when through a slight correction over the summer and sales werent as good as we would have hoped. The good news is though that things seem to be picking up around Cedar City and in the mountains above Cedar City including Duck Creek and Brian Head. I believe prices did correct for the amazing gains we saw in 2004 and 2005 and that is a natural part of the market. Cedar City has the advantage of strong growth in the job market as well as many retirees wanting to move here to get out of the larger cities of Las Vegas and Southern California. This is helping to keep demand high for homes and keep prices from dropping dramatically. Well thats about it I will keep this post short and sweet. Cedar City Real Estate

Hi,
Its been a while since my last post about the current market conditions. Currently we are swinging from a sellers to more of a buyers market. Homes are taking longer to sell and are no longer selling at above appraisals. I think this is a healthy correction for Cedar City and is nothing to worry about. Cedar City Real Estate is still a very good investment.

While the rest of the nation cools we are still seeing lots of buyers interested in moving out of Las Vegas and Southern California wanting to move to Cedar City. This should be enough to keep the market growing. When I say the market is slowing, I mean we will not see 30% gains in the home values that we saw from 2004-2005 ect. You will still get good growth in the value of your home. Another factor we must consider is interest rates. They are on the rise, this means that peoples monthly payments will be higher for the same loan amount.

There is some good news, if you price your home appropriately you can still sell your home! We still have buyers they can and are just more picky then previously. The days of multiple bids ect are unfortunately over and we are coming back to reality.

Cedar City Real Estate - First Time Home Buyers

I found this article on Yahoo for first time homebuyers. I suggest not only first time homebuyers but also seasoned homebuyers review this as it is exactly how Real Estate Professionals buy there own homes. (Except in Utah we dont use attorneys to look over paperwork at closing.)


Buying a home for the first time can be scary, but as with anything else in life, the right preparation brings about good results. Remember, the right home for you is one you want and can afford.


Step 1: Ask yourself if you're ready.You need to decide whether you're financially ready to buy a home, says Connie Barbosa, vice president and branch manager of Slade's Ferry Bank in Somerset, Mass. She suggests first-time buyers ask themselves some simple questions:
Do you have a steady job and income?
Do you plan on remaining in the same area for a few years?
Do you have enough money set aside for your down payment and closing costs?
Do you have an emergency fund?
Do you live within your means, avoiding credit card debt?
Another consideration is whether you're mentally prepared for the responsibility, says Charles Glass, a real estate agent who sells in the Washington, D.C.-Maryland market.
"A first-time home buyer is probably used to renting," Glass says. "They've got to get used to budgeting a little differently in terms of having a reserve when things go wrong. And whether it's a new home or an old one, things will go wrong. Experienced homeowners know this. First-time buyers don't."


Step 2: Find out what you can afford.When you're sure you have the right mind set to be a homeowner, it's time to determine how much house you can afford. Probably the best way to do that is to get pre-qualified for a loan. In fact, some real estate agents won't work with someone who is not pre-qualified.
There are three options for pre-qualifying: go to a lender with whom you have already established rapport, find a real estate agent you trust and follow the agent's recommendations for a lender, or research lenders online.
Glass says the first option is the best because "if you've built a relationship with a lender, they will go to extra lengths to make sure they qualify you for the loan."
Your total monthly mortgage payment -- principal, interest, taxes and insurance (or PITI) -- should not exceed 32 percent of your monthly gross income, Barbosa says. The U.S. Department of Housing and Urban Development (HUD) suggests that figure should be 29 percent. So this is not an exact science. You can calculate a ballpark figure from this information, but then talk to your lender to get a better feel for how much flexibility you might have with different lending arrangements.
According to Bank of America's Consumer Real Estate Group, you should find a lender that offers "first-time buyer options and financing ideas that take into consideration your personal situation. For example, many first-time buyer mortgage programs require only a low down payment or even no money down. If a down payment is required, you may be allowed to use 'gift' money from family members and other sources. Some first-time home buyer programs feature no closing costs. There may also be down-payment assistance programs available in your community."
Remember, the bigger the down payment, the less you're borrowing, and the less expensive your mortgage will be in the long run.
HUD offers programs to help first-time buyers, too.


Step 3: Find out what's availableNow it's time to decide where you want to live and research what types of housing are available -- one-story single family, condos, town homes, etc. You can get an idea by looking at ads and driving around the community before you ever call a real estate agent, Glass says. In fact, he prefers clients who have done some research.
In searching for an agent, find one who makes you feel comfortable and, more importantly, one who listens to you, Glass says.
HUD points out that it's traditional for the real estate agent to represent the seller's interests, although most state licensing laws require them to treat the buyer fairly. Laws regarding the relationships between real estate agents and clients vary from state to state and buyers should be aware who your agent is working for.


Step 4: Choose a neighborhood.Once you know the housing stock, you can look at specific neighborhoods. Cruise by at night time to see whether you get a "vibe" that it's a safe neighborhood. If you have children, you'll want to check out the quality of the schools. You may want to check out what types of large-scale facilities (airports, highways, chemical plants, etc.) are nearby, and whether you're convenient to shopping, work and schools. You can do much of this independently, but you can also ask your agent to help you find sources of information about such things.


Step 5: Define your house and find it.Now, you can narrow down the features you want in a house. Do you want an energy-efficient model? Do you want two stories, a basement, a bathroom downstairs or a large back yard? You may not find a unit with every feature that you want, but this will help you to define what's most important for you, Glass says.
When you've found a house that has your most important features, is in the right neighborhood and is affordable, you're ready to buy.


Step 6: Do a home inspection.HUD recommends that an offer should be contingent on a home inspection. As the buyer, you cover the cost of the inspection. If you're unsatisfied with the results, you may ask the seller to pay for certain repairs or to lower the price, or you may decide to walk away from the deal.
Reggie Marston, a home inspector who can be seen regularly on HGTV's "House Detective" program, says home buyers should have an inspection done regardless of the age of the home and should interview several inspectors before hiring one."A home inspection should uncover defects that could become very costly to repair after (buyers) assume ownership," he says. "It will also uncover safety issues, water infiltration issues, roof problems, structural issues, etc.
"A first-time home buyer should start interviewing home inspectors before or at the same time they're interviewing real estate agents and mortgage lenders. Normally, real estate contracts only allow three to 10 days for a home inspection after acceptance of the contract and that doesn't allow the purchaser adequate time to find a qualified home inspector."


Step 7: Shop around for homeowners insurance.Your lender will require you to carry homeowners insurance. Such insurance comes in many flavors, so it's a good idea to search for a policy that meets your needs for protection while being easy on your pocketbook. Access insurance information that is appropriate for your state. Many states provide data on typical rates charged by insurers, as well as information on the frequency of consumer complaints against a company.


Step 8: Negotiate.Once you've found the house you want, you should make an offer that's lower than the seller's asking price. The seller expects this and will likely make a counter-offer. You have to decide before you start negotiating what your make or break point is, and stick to it. Just be reasonable. Don't expect the seller to give you a 50 percent discount on a good property.


Step 9: Closing. In a number of states, it is customary for each party to have an attorney review the closing papers and to be present at closing. Whether that's the custom in your state or not, it's a good idea to hire your own attorney to review the documents to be sure that your best interests are represented in the paperwork. You'll foot the bill for your own attorney.


Step 10: Move in.You've done all the homework and bought a great home. Enjoy it.

My brother in law is a photographer so in a effort to make my blog look a little better I will be posting some of his photographs. I am also going to be posting pictures of houses and property that I am currently listing.
If you have noticed, I have been doing that recently to some sucess. I find it sets me appart in the Cedar City Utah Real Estate market. Some of the other services that I provide that some other agents can't is my website has a search function where you can search the current listings for at least 10 different real estate offices in the Cedar City, Utah valley. This gives you the ability to go to just my website rather then searching through each individuals listings on there website. Tips for Making Your Home More SaleableBefore you put your home on the market, there are some things you can do to differentiate your house among the competitors.
When preparing to put your home up for sale, your first concern is the home's exterior. If the outside, or "curb appeal" looks good, people will more than likely want to see what's on the inside. Keep the lawn and landscape nicely manicured. Trim the bushes and season permitting, plant some flowers. Be sure your front door area has a "Welcome" feeling. A fresh coat of paint on the front door looks great.
Of all the rooms inside your home, pay special attention to the kitchen and bathrooms. They should look as modern, bright and fresh as possible. It is essential for them to be clean and odor free. A fresh coat of paint just may do the trick. Have any leaky faucets taken care of. A call to a plumber is a wise investment.
Since you want your home to look as spacious as possible, remove any excess or very large furniture. Make sure that table tops, dressers and closets are free of clutter. Don't use your garage, attic, or basement to store these extra things. These areas also need to have the impression of space. Instead, put them into storage. Make sure walls and doors are free of smudges and look for anything that might indicate a maintenance problem, such as cracked windows, holes in the wall or stained ceilings.
Finally, if your basement shows any signs of dampness or leakage, seal the walls.
Quick tips for showings:
Keep counter tops cleared Replace all burned out lightbulbs Open all drapes and window blinds Put pets in cages or take them to a neighbor No dirty dishes in the sink No laundry in the washer/dryer Clean or replace dirty or worn carpets Put on soft music Burn wood in the fireplace on cold days, otherwise, the fireplace should be clean Always look at your home from the buyer's point of view. Cedar City Real Estate

Its been a little while since I updated my real estate blog so I thought I would check in and give an update on the real estate market in Cedar City, Utah. Well things are still going strong. I hear a lot of false report that the bubble is bursting ect but that just isn't the case. In fact, I don't think it could be father from the truth. Normally in Cedar City during the winter months the Real Estate market slows down considerably. This year has been no different but that is a far cry from the bubble bursting. This winter has been stronger then normal and I think this spring will be the biggest spring in Cedar City yet.
One thing people really need to understand is that when people say the market is slowing that is a good thing. In 2004 we had an approx 65% appreciation rate. There is no way any market can substance that kind of growth. What we are hoping for is some where between 10-15% this year. That is still super good gains yet it is more substainable and realistic.
Well I don't have a lot of time so I better get back to work. I hope this helps to clear up some of the misconceptions people have about what is happening in real estate

Cedar City Utah Real Estate


I just wanted to check in and update my blog. Cedar City Real Estate is still alive and well. While we are experancing our normal winter slow down it has been much milder then previous predicted and we are expecting things to go crazy again this spring. I accually think this is the best time of the year to buy real estate because it is more of a buyers market. Many times there are less buyers for property in the winter and people will be more willing to drop prices ect.
